Everybody’s heard that first impressions count! And what applies to people is just as true of real estate. Knowing this, David Borck Immobiliengesellschaft is now showcasing selected real estate developments using digital staging. Empty rooms and white walls are transformed into cozy homes that invite potential buyers to move in right away. “Unfurnished apartments are like a blank canvas – some prospective tenants or buyers immediately picture the individual rooms in their minds, decorated to their own tastes, others appreciate a visualization to help them discover the full potential of a house or apartment, which is precisely what digital staging gives them. After all, it is often difficult to appreciate the size and ambience that can be created in a completely empty property,” explains Caren Rothmann, Managing Partner of David Borck Immobiliengesellschaft GmbH.

With just a few clicks, the digital staging system allows furniture to be placed in rooms and decorative features to be arranged as desired. Even possible remodeling options, such as moving walls and changing floor and wall coverings, can be digitally simulated without the greatest of ease. David Borck Immobiliengesellschaft chose an 80-sqm, three-room apartment in Berlin-Mitte as its first property for the new tool. Digital staging transformed the unrenovated apartment into a modern, cozy oasis of well-being. The walls were freshly painted on-screen, a new carpet was installed and a sofa with plenty of space to recline was placed in the living room – all of which served to highlight the dimensions of the room. Ultimately, it is the details, such as elegant curtains, a stylish coffee table, side tables and chairs, that create an evocative atmosphere. A large abstract painting on the wall above the couch completes the eye-catching modern furnishings.

“Digital staging starts picks up where the imagination ends. This is a modern tool that allows us to present our new properties, complete with stylish living concepts and ideas, depending on the environment and target group, without having to physically modify the property,” says Managing Partner David Borck. Caren Rothmann adds, “Digital staging creates emotions; the photo-realistic results create an impression of what it would really be like to live in the property. And this extra input also usually speeds up the decision to buy.”
